This page is for renters.
If you
own a BC strata lot, start with
BC Strata EV Charging (provincial Strata Property Act process themes — confirm on gov.bc.ca). If you
rent an apartment or a strata unit from a landlord, you need
written landlord (and often building / strata) permission. Do not treat owner-friendly strata rules as automatic tenant rights.
No blanket “right to charge” for tenants.
BC’s clearer EV charging process for strata corporations is aimed at owners following the Strata Property Act path. Rental buildings and tenancies are different: alterations, electrical work, and restoration usually sit under the lease and the Residential Tenancy framework. Get permission in writing before buying hardware or hiring an electrician. Not legal advice — confirm with the Residential Tenancy Branch / a qualified advisor if you dispute a refusal.
Strata vs rental building (Metro Van snapshot)
| Situation |
Who must say yes |
Practical note |
| You own a strata lot |
Strata council / corporation process |
Use BC strata guide + gov.bc.ca EV charging in strata pages |
| You rent a purpose-built rental |
Landlord / building manager (owner) |
Written ask; lease alteration / restoration clauses matter |
| You rent a strata unit from an owner |
Your landlord and often the strata |
Landlord consent alone may not authorize common-property electrical work |
| Shared building chargers already exist |
Building rules + booking etiquette |
Great bridge — still not a substitute for a dedicated receptacle negotiation |

Practical Vancouver renter playbook
-
Read the lease
Alterations, parking assignment, restoration at move-out, and any EV / electrical clauses. Screenshot or PDF the relevant sections.
-
Photo the stall
Distance to panels / existing EV stalls / visitor chargers. Note whether parking is assigned, random, or strata common property.
-
Write a clean ask
Propose a dedicated continuous-load-rated NEMA 14-50R + your plug-in weatherproof listed portable Level 2 EVSE (you pay agreed costs; reversible where practical). Explicitly state: no balcony cords, no household extension cords. Canada honesty: Renter Playbook.
-
Offer licensed work + permits
Name that a licensed electrical contractor will pull permits (Technical Safety BC / municipal themes — confirm). Attach a rough scope, not a demand letter.
-
Keep a public / workplace bridge
Metro Van has growing public / curbside / commercial charging — use it while permission moves. Cost/time honesty: Public vs portable. City curbside program pages exist for operators — not a DIY sidewalk cord.
Kill bad advice immediately.
Never run a cord from a balcony or window to the parkade. Never use a household extension cord for EV charging. Never DIY electrical work. Full caveat:
Extension-cord safety.
If the landlord says no (or stalls)
- Ask what would make a reversible, tenant-paid receptacle acceptable
- Point them (politely) at City rental-building and BC Hydro MURB materials aimed at owners — you are asking them to consider a building improvement, not demanding a free charger
- Use shared building chargers / workplace / public L2 while you decide whether to escalate formally
- Dispute paths through the Residential Tenancy Branch are fact-specific — this page is not legal advice and does not promise a win
Rain-coast winter note
Vancouver winters are milder than the Prairies but wet, windy parkades and cold snaps still cut range and punish cheap outdoor cords. Precondition when plugged in, use outdoor-rated listed gear only as the manual allows, and keep cable management tidy when rules allow a hang. Never balcony drops “because it rarely freezes.”
Hardware after written permission
Once you have landlord (and strata, if needed) approval and a proper receptacle, shortlist outdoor-ready weatherproof Level 2 gear. Buy Canadian first: Grizzl-E Mini + Classic (Made in Canada), FLO Home X3 (Canadian brand only — hardwired), then AIMILER only as a labeled Imported alternative. Prefer Ships from Amazon. VEVOR stays caution-only on the compare page.
